Directions to Vista Encantada
From Puerto Vallarta: Drive north on Hwy 200 (about 41 miles) and follow signs for Compestela and Tepic. You will pass the popular towns of Sayulita and San Francisco on your way. After you pass the town of La Penita, you will pass a sign for Lima de Abajo. Look for the road sign for the town of El Divisadero. You will turn left off of the highway. It is 4 kilometers to the small town of El Divisadero. Go through the town, past the hammocks. The road curves to the right on the other side of town. Keep following this road another 1.8 kilometers and you will see Vista Encantada on your right. Come in and see the Enchanted Views from each lot!
What is Vista Encantada?
Vista Encantada is a 16 hectarea (40 acre) jungle eco-club gated community in the heart of Riviera Nayarit, overlooking the Pacific Ocean, north of Puerto Vallarta (about 41 miles) between the towns of Guayabitos (just south) and Chacala (just north). Vista Encantada is an eco-development implementing guidelines determined by Municipal, State and Federal building and ecological ordinances as well as good common sense to protect the rights and lovely views of each property owner.
There are planned phases of sales for the lots at Vista Encantada. Phase I consisted of 35 lots with 2 lots still available for sale priced $92,000 and $109,000 USD. Phase II lots for sale with 10 lots being offered at this time, priced from $139,000 to $200,000 USD. We also have a new block of lots being offered in our newly purchased parcel that adjoins Vista Encantada. These lots are considered investment transactions until title is obtained on the new parcel. This parcel is currently in Domenio Pleno, out of Ejido as of May 16, 2010. Originally 8 lots were offered at $99,000 USD. 7 of those have be taken leaving 1 in the original 8. We opened the next row of lots, so there are 5 lots available, 4 at $99,000 and 1 at $119,000. These lots range in size from approximately 650 meters to 1000 meters. We anticipate getting title on this parcel within the next few months.
There are 3 model homes and duplex models being offered in the first phase. The Casa Costa model varys from 1 bedroom to 3 bedrooms. The Miramar I is a one story, 2 bedroom home and the Miramar II is a 2 story 3 or 4 bedroom home. The Riviera model is a 2 story, 2 or 3 bedroom home. One of our new model duplexes is the Marisol, which can be 2 units with either 2 bedrooms or 3 bedrooms each. Homes start at $135,000 to $275,000 not including the price of the lot. For as little as $189,000 you can have a home overlooking the ocean (our Marisol duplex model), for retirement, vacation, investment or if you are planning on relocation to Mexico like a lot of people from Canada and the United States do each year.
Each lot has ocean and jungle views with electric, water and streets to every lot. Electric power was switched on at Vista Encantada in May 2010. Electric poles and lines have been completed to the development from the town of El Divisadero, 1.8 kilometers from Vista Encantada. Electric lines are underground using a hybrid electrical design, above ground poles only at the back of the property.
The water system for all of the lots in phases 1-3 is completed with water pipes and spigots operational to each of the lots.
The streets of rock are being laid for the first phase lots.
A common area pool and BBQ patio are planned for the first phase lots. Another pool with sandy beach is planned in the lower parcel. Las Cuevitas beach is a short drive down the road, about 3 kilometers. For those who prefer to walk, it is a great 20 minute walk. The beach is nestled in a small, almost private cove, with jungle all around. The water is clean and great for swimming with no drop offs making it safe and pleasant for families.
Plans have been made to leave large areas of beautiful green areas for botanical gardens with walking paths throughout the development. There is a seasonal waterfall at the far side of Vista Encantada. During the rainy season, it flows full force. It is truly a magical place.
