Vista Encantada Guidelines
The Vista Encantada Guidelines are intended to protect your safety, your rights, and your investment. We have done our best to keep theses guidelines to a minimum. Our guidelines have been determined using Municipal, State and Federal building and ecological ordinances as well as good common sense to protect the rights and lovely views of each property owner.
Use & Improvements
All construction, additions or other improvements to the property should adhere to local ordinances.
Building Requirements
All homes in Phase 1 of Vista Encantada shall be a minimum of 645 square feet excluding garage and outside deck area. In following the guidelines for an ecological development, construction is allowed on up to 20% of the property. Insuring beautiful green areas for the birds and wildlife in the area. Building height will be limited to 2 stories for homes except when otherwise stated. Rooftop palapas will be discouraged so as not to obstruct views of other homeowners. Alternate rooftop shade options will be encouraged. In all cases, adherence to local, state and federal building and ecological ordinances will be required.
Setbacks
All
buildings shall be placed 5 meters (approximately 15 feet) from the front
of the lot, 5 meters from the back of the lot, with 2 ½ meters (approximately 8 feet)
on each side.
Temporary Dwellings
No trailers, garage or other outbuildings shall be used as a temporary or permanent residence.
Parking
All residences shall provide sufficient parking for vehicles. No boats, RV’s, trailers or other vehicles will be stored in Vista Encantada for prolonged periods except in designated areas.
Lot Maintenance
All lots must be kept free of debris, junk cars, and objectionable or unsightly materials.
Fences & Trees
Walls around individual lots are not allowed to maintain adherence to the local and federal ecological ordinances. Trees should be maintained with neighbors view in mind.
Animals
Breeding or keeping of livestock of any kind is prohibited in Vista Encantada. Dogs, cats or other like pets are acceptable providing they are kept in numbers or under conditions that are not objectionable to other residents.
Roof Top Devices
Residents agree to conceal or camouflage all rooftop devices such as water tanks, satellite dishes, solar panels, propane tanks, etc from general view.
Vista Encantada is subject to Municipal, State and Federal building and ecological ordinances. Vista Encantada guidelines described in this document are subject to change at any time when Municipal, State or Federal law dictate. Vista Encantada reserves the right to change the guidelines when necessary in keeping with the true reason for the guidelines, which is to protect and ensure the rights of every property owner in the development.
